OLIASI Refund Policy

At OLIASI Student House Valencia, we strive to provide international students with a seamless accommodation experience. This refund policy ensures transparency and fairness while outlining the conditions under which refunds are issued.

1. Eligibility for Refund:

Refunds are only granted under the following condition:

  • Visa Rejection: If a student's visa application is denied, they are eligible for a 100% refund of the selected accommodation plan and warranty deposit.
  • 2. Non-Refundable Charges

    The following fees are strictly non-refundable:

  • Agency Charge (One-time payment)
  • Agreement and Miscellaneous Charges (One-time payment)
  • Rent Payments (if cancellation is not due to visa refusal)

  • 3. Refund Process & Required Documentation :

    To request a refund, students must submit a digitally completed refund form along with the following documents:

  • Proof of initial payment (e.g., payment receipt)
  • Official visa rejection documentation
  • Screenshot of bank details (including SWIFT code & account holder information)
  • Refund Form - Download

  • Refund requests must be submitted via email to spain@oliasi.es

    4. Processing Time :
  • Refunds will be issued within 30 business days of receiving the completed refund form and all required documentation.
  • If incorrect information is provided, an additional 30-business-day processing period will apply.

  • 5. Terms & Conditions:
  • No Refund for Personal Cancellations: If a student cancels their booking for reasons other than visa rejection, rent payments are not refundable
  • Late Arrival & No-Show: If a student does not check in on the agreed date, those days will still be considered occupied, and no refund will be granted.
  • Availability-Based Booking: Rooms are allocated on a first-come, first-served basis. If rooms are fully booked, only the rent payment and warranty deposit will be refunded within 15 days.
  • Property Access & Payment Confirmation: Students must complete the rent payment before arrival. Access to the property is not permitted without full payment confirmation.
  • House Rules & Eviction Policy :
  • General Violations: Repeated disregard to house rules may lead to eviction, and no refunds will be granted.
  • Intentional Damage & Misconduct: If a student causes intentional damage to the property, appliances, or common areas, they will be held financially responsible.
  • Continuous Bad Behavior & Bullying: If a student receives both verbal and written warnings due to repeated misconduct, bullying, or behavior intended to damage the property, immediate eviction will take place with no grounds for a refund.
  • 6. Renewal Policy:

    Students wishing to renew their accommodation agreement must adhere to the following conditions:

  • Notify OLIASI via email at least 30 days before the agreement's expiration to spain@oliasi.es
  • Pay a €200 administrative fee along with the next 3 months' rent in advance before the renewal date
  • The agreement can be renewed for a maximum of 6 months in total (Initial 3-month period + 3-month renewal).
  • Beyond 6 months, the agreement is not renewable, and the student must vacate the property by the last date of their contract.
  • 7. Payment Processor: FLYWIRE :

    To ensure secure, transparent, and hassle-free transactions, all payments must be made through FLYWIRE

  • Secure Global Payments: FLYWIRE is an internationally recognized payment platform that enables students to pay in their local currency with competitive exchange rates.
  • Tracking & Confirmation: Students can track their payments in real-time and receive automated confirmations for each transaction.
  • Multiple Payment Methods: FLYWIRE offers various payment options, including bank transfers, credit/debit cards, and local payment solutions.
  • Payment Link: All payments must be completed via the following official link: https://oliasi-spain.flywire.com

  • Refunds via FLYWIRE
  • If the initial payment was made via FLYWIRE, the refund will be issued through the same platform.
  • Currency Exchange Deductions: Any deductions due to currency exchange fluctuations, bank fees, or transaction costs will be subtracted from the refunded amount, and OLIASI will not be responsible for covering these losses.
